STEP 1

Getting Started

Our initial meeting will focus on understanding your purchase goals and expectations.  We will learn what is most important to you, from your “wish list” of style and amenities to location and community.  We will also discuss your timeline, communication preferences and explain Buyer Agency and our professional and fiduciary responsibilities.  We will also provide current market insight, market trends, multiple offer strategies, off-market listings and short sale and foreclosure options.  

STEP 2 

Get Pre-Qualified

We will discuss the advantages of loan pre-approval / loan commitment from a reputable lender and discuss what you can afford and the cost benefits of home ownership.  If you need to sell your current home in order to purchase a new one, we will discuss strategies for a seamless transition.

STEP 3

Find the One

It’s easy to search the multitude of online platforms and it can be fun, but it can also be overwhelming.  We will not only search the market for homes that meet your criteria, we will preview homes and reach out to our broker / agent network for upcoming and pocket listings.  We will review your selections and provide comparative analysis on value and other important criteria and we will set up showings and accompany you as your representative.  

STEP 4

Negotiations & Escrow

The negotiation and escrow phases are the most demanding and confusing for most buyers.  This is where we shine.  Not only will we prepare your offer to purchase, we will explain the nuances of multiple offers, contingencies and due diligence.   Our job is to negotiate the best terms and position you to win. We work with the best escrow and title companies so that your escrow is smooth, additional negotiations are handled expeditiously and the escrow closes on time. 

Our transaction support team will make sure all disclosures and paperwork are signed and most importantly, we will assure that all necessary home inspections are recommended and conducted so that you have full confidence in your decision to purchase.   

STEP 5

Closing 

California closings are not formal like other parts of the country but closing day is still exciting!  We will provide helpful information for your transition and we remain your partner long after closing by providing architecture and contractor resources, access to your paperwork for planning and tax purposes and keeping you informed of real estate trends.
